New Construction
Going
into a new home development without your own agent is a
common mistake that could cost you thousands of dollars
and a lot of peace of mind. Whether you are purching new
construction or a resale, you should always have your own
real estate agent - it costs you NOTHING. But, you must
take your own agent with you on your first visit into the
new homes sales office.
The builder's sales agents are paid to represent the builder,
regardless of what they may tell you. My role is to represent
you as the buyer throughout the entire new construction
home buying process. I act as your fiduciary and come fully
prepared with neighborhood selling trends and statistics
to get you the best deal. Do yourself a favor and use of
this free service!
Buying a home will probably rank as one of the biggest
personal investments you will make. Being organized and
in control will contribute significantly to getting the
best home deal possible with the least amount of stress.
It is important to make sure you make the most informed,
intelligent decisions possible in regards to the details
of your next home. I am here to guide you through this process.
Quality: Not only does an experienced
agent see those beautiful professionally decorated models,
we know whose workmanship lasts through time.
Cooperation: An experienced agent knows
which builders are the most cooperative when it comes to
making changes on your new home.
Customer service: An experienced agent
knows which builders offer the best customer service if
there is a problem. Even new construction can have minor
defects which will remain undiscovered until you've lived
in the home a while. A builder who comes in and makes these
corrections promptly is priceless.
Contracts: A professional agent can review
all contracts before you sign them and make sure there are
no "red flags" in them.
Financing: Quite often the new home builders
will offer closing assistance if you use their in-house
mortgage lender. Depending on the interest rate charged
and other fees put into the loan, this may or may not be
lower than what you may find elsewhere.
